and every subsequent owner of may of the lots in said subdivision, said Corporation, does <br />hereby set up, establish, promulgate and declare the foregoing protective covenants to <br />apply to all of said lots and to all persons owning said lots, or any of them hereafter. <br />These Protective covenants shall become effective immediately and shall hold with the <br />land and shall be binding on all persons claiming under and through said Corporation <br />until May 15, 2018, at which time said covenants will temfinate unless extended in <br />whole or in part by written agreement bet~veen the majority of the then lot owners in said <br />subdivision: <br /> <br /> I. No lot shall be used except for single family residential lots. No lot shall be <br />used for conmaercial pm-poses. <br /> <br /> 2. No lot or lots to which these restrictions apply shall be divided or subdivided. <br /> nor shall any portion or any tess than the whole of any one lot be sold or conveyed, <br /> except'that a lot may be subdivided into two portions and conveyed to the owners of the <br /> adjoining lots on either side, so as to become parts thereof, provided, however, that the <br /> property thus combined shal[ be considered as one lot for the purposes of the~ <br /> covenants. <br /> <br /> 3. No more than one residential btdlding or one mobile home shall be erected on <br /> any one lot to which these restrictions apply. <br /> <br /> 4. Mobile or manufactured homes must be a new model doublewide (24' x 44' <br /> minimum, exclusive oftongnes). All mobile homes shall be factory bulk, with shingled <br /> roofs And vinyl siding and rto additions, extensions, attachments or out buildings shall be <br /> placed on any lot except items of commercial manufacture and design wi~out ~ w~itten <br /> consent of the HOA. Mobile homes shall be permanently emplaeed on foundations and <br /> <br /> <br />
