the HOA in advance to insure conformity with other structures on adjoining lots. The <br />developer and/or the HOA hereby reserves the right to determine setback lines for comer <br />lots and/or irregular shaped lots. <br /> <br /> 10. In addition to any easement shown on the subdivision map above referenced a <br />ten (10') loot perpetual easement is reserved along all tot lines for drainage, utility <br />installation, and maintenance, though such installation may be installed and maintained <br />elsewhere as permitted by law or pursuant to agreement. <br /> <br /> I I. No animals, livestock or poultry of any kind shall be raised, bred or kept on <br />any lot, except that dogs, cats or other houshold pets may he kept, provided they are not <br />kept, bred, or maintained for any commercial purposes and not allowed to run loose <br />within the subdivision. No more than two (2) domestic animals of any type are allowed. <br />All pet owners shall muzzle any pet which consistently barks or makes noises which <br />might be reasonably expected to disturb other property owners. <br /> <br /> 12. Each owner of a lot to which these restrictions apply shall at all times <br /> <br />maintain his lot in well-kept condition. '" <br /> <br /> 13. No junk automobiles or automobiles without a current license tag, or unsightly <br />accumulations may be placed on any lot. <br /> <br /> 14. No clothes fine or other clothes drying thcilities, except as approve~l by HOA, <br />shall be allowed on the lot except a circular cauopy ~'pe rack which shall be placed at the <br />rear of the resident. <br /> <br /> l 5. Driveways placed on Gold Hill Road and Rimer Road will serve two lots per <br />drive~vay and no additional entrances to Gold Hill Road and Rimer Road'wiii be:all~'wed <br />for these lots. <br /> <br /> <br />
