PETITION 99-01(T) <br /> <br />AN ORDTNANCE AMENDZNG THE CABARRUS COUNTY <br /> ZONING ORDINANCE <br /> <br />BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby <br />amended as follows: <br /> <br />Amend Chapter 3, Section 3-7 "Commercial Districts", (1) Office/Limited <br />Commercial to: <br /> <br />Add line item "Contractor and Trade Shops" as a Permitted by Standard use in <br />the Office and Limited Commercial (OF/LC) zoning district. <br /> <br />Also add to the summary chart at the end of the Chapter. <br /> <br />Amend Chapter 7, Section 7-4 "Use Permitted Based on Standards (PBS)" to: <br /> <br />Add #46 "Contractor and Trade Shops" to list of Permitted by Standard with the <br />following text: <br /> <br />Zones permitting based on standards: <br />*Office/Limited Commercial <br /> <br />STANDARDS: <br /> <br />a) Site plan. An approved site plan as described in Part I, Chapter Twelve, if <br /> required. <br /> <br />· b) Maximum square footage. Shall not exceed 10,000 square feet for all <br /> enclosed structures. <br /> <br />c) Outside storage. All outside storage areas including dumpsters must be: <br /> <br />-sited behind the rear wall of the building, <br />-within the required setbacks for the OF/LC zoning district, and outside <br />required bufferyards, <br />-enclosed within a fence that is at least 6 feet high, <br />-screened from adjacent residential properties (both zone and use) and <br />from public rights-of-way, <br />-the outdoor storage area may be no greater than 50% the size of the <br />primary use building, and <br />-only temporary storage of large construction vehicles will be permitted. <br /> <br /> <br />
