or other materials, and no change in the topography of the land in any manner on the Property, <br />except to restore natural topography or drainage patterns. <br /> <br /> I. Water Quality and Drainage Pattern. Except as otherwise authorized by the <br />Corps, there shall be no activities conducted on the Property that would be detrimental to water <br />purity or any of the plants or habitats within the Property or that would alter natural water levels, <br />drainage, sedimentation and/or flow in or over the Property, or cause soil degradation or erosion. <br />Except as otherwise authorized by the Corps, diking, dredging, alteration, draining, filling or <br />removal of wetland is prohibited. Notwithstanding the above, Grantor reserves the right, but not <br />the obligation, to undertake such activities as are designed to maintain, protect or restore natural <br />drainage patterns or wetland values. <br /> <br />J. Subdivision. Subdivision, partitioning, or dividing the Property is prohibited. <br /> <br /> K. Vegetative Cutting. Cutting, removal, mowing, harming or destruction of <br />vegetation on the Property is prohibited except: (1) in instances where such activities are deemed <br />necessary for the health and safety of nearby residents or the general public, but only if such <br />activities are approved by the Corps, (2) when considered necessary for the continued <br />maintenance of wetland functions, or (3) as otherwise authorized by the Corps. <br /> <br /> Provided, however, nothing in this Article III or this Conservation Easement shall affect, <br />limit, or restrict the fight of Grantor (or any agent, employee, consultant or contractor thereof) to <br />access the Property to inspect or maintain the sewer lines on the Property; provided further, <br />however, nothing in this Article III or this Conservation Easement shall affect, limit, or restrict <br />the right of Grantor or any party to implement the Plan or take actions related to the <br />implementation of the Plan. <br /> <br /> ARTICLE IV. <br />GRANTOR'S ADDITIONAL RESERVED RIGHTS <br /> <br /> The Grantor to its successors and assigns hereby reserves the right to quiet enjoyment of <br />the Property, the fights to ingress and egress to the Property, the right to grant access to the <br />Property to implement the Plan and ensure continued adherence to the Plan, the fight to continue <br />such uses as exist as of the date of this grant not inconsistent with this Conservation Easement <br />and the fight to sell, transfer, gift or otherwise convey the Property, in whole or in part, provided <br />such sale, transfer or gift conveyance is subject to the terms of, and shall specifically reference, <br />this Conservation Easement and written notice is provided to Grantee in accordance with the <br />provisions herein below.
