actions arising out of the use of the facility and Demised <br /> <br />Premises by the Lessee, its contractors, representatives, <br />employees, agents, patrons or invitees. <br /> <br /> VI. LESSOR COVENANTS <br /> <br />hold <br /> <br />During the lease term, Lessee shall peaceable and quietly <br />and enjoy the Demised Premises without hindrance or <br /> <br /> interruption by Lessor, or anyone claiming by, through or under <br /> the Lessor, for the purposes herein enumerated, so long as Lessee <br /> observes all terms, covenants and conditions to be performed and <br /> observed. <br /> <br /> As noted above, Lessor hereby consents to the relocation of <br /> those presently existing north/south and east/west farm roadways <br /> outside the Demised Premises as shown on Exhibit 1. <br /> <br /> VII. MISCELLANEOUS <br /> <br /> 1. This lease may not be assigned or subleased except to <br /> the Cabarrus Soccer Association by Lessee without the express <br /> written approval of the Lessor. <br /> <br /> 2. Upon reasonable notice to the Lessee, the Lessor shall <br /> have the continuing right of entry upon the Demised Premises at <br /> <br /> reasonable times and in a reasonable manner for purposes of <br /> inspecting and monitoring the Demised Premises and other <br /> reasonable uses and purposes not inconsistent with the Lessee's <br /> use of the Demised Premises. <br /> <br /> 3. Upon the expiration or other termination of this Lease, <br /> <br /> the Lessee shall surrender the Demised Premises to Lessor. in good <br />' condition; provided however, Lessee will have the option of <br /> <br /> <br />
