BOARD OF COMMISSIONERS <br />Monday, June 15, 1998 <br /> <br />Slatf Usc Onl <br /> Al~n'ow.'d: <br /> <br /> Denied: <br /> 'l'abl~d: <br /> <br />Petition: <br /> <br />C98-02 (T) (Text Amendment) <br /> <br />Applicant Information: Cabarrus County Planning Services Division <br /> <br />Requested Amendment: <br /> <br />Amend the Cabarrus County Zoning Ordinance (Chapter 5, Part III, <br />Table One: Development Standards By Zoning District), by changing <br />the MDR district's customized development standards for front <br />setbacks. <br /> <br />Purpose: <br /> <br />To allow developers more flexibility in their subdivision designs, <br />especially when designing a neo-traditional development <br />incorporating single family, townhouse, and apartment dwellings. <br /> <br />Exhibits: <br /> <br />1. Proposed text amendment suggestions. <br /> <br />Code Considerations: <br /> <br />Cabarrus County's current regulations pertaining to customized <br />development setbacks for the MDR district require a front setback of <br />30' while the side and rear setbacks are flexible. <br /> <br />The proposed amendment would allow flexible front setbacks as well. <br /> <br />Conclusion: <br /> <br />In the effort to'incorporate a mixture of housing hnd/or Commercial <br />types into a single development (referred to 'as neo-traditional), <br />developers have expressed an interest in having flexible setback <br />requirements to vary the design of different ."elusters" 6f building: <br />types. <br /> <br />The current regulations have provisions for this type of development <br />under the customized development standards for the MDR district. <br />However, the regulations allow flexible side and rear setbacks, but <br />they do not penait flexible front setbacks. <br /> <br />It is the intent of this proposed amendment to allow a developer more <br />freedom in the design of a customized subdivision within the MDR <br />district by permitting flexible front setback provisions. <br /> <br />Staff Recommendation: It is therefore the recommendation of planning staff that petition <br /> C98-02 (T) be APPROVED. <br /> <br />PZC Recommendation: <br /> <br />On Thursday, May 21, 1998, the Cabarrus County Planning and <br />Zoning Commission voted 8-0 to APPROVE petition C98-02 (T) <br />with the following modification: <br /> <br />Reduce the front setback requirement from the existing 30' to i0'. <br /> <br />Iv[DR Front Setbacks Text Amendment <br /> <br /> <br />
