43. Townhouses <br />revise list of "zones pe~mltted based on standards": to eliminate the <br />entry for general commercial. <br /> <br />STANDARDS: <br />add the following - <br /> <br />c) Maximum Density. The maximum allowed density for townhouse <br />units in the Office/Limited Commercial zoning district shall be six (6) <br />dwelling units per acre. <br /> <br />d) D..ensity Bonus. A density bonus of two (2) dwelling units per acre <br />will be allowed for projects which can successfully demonstrate the <br />concept of a mixed use development as defined in Chapter 2, Rules <br />of Construction and Definitions. This can generally be accomplished <br />through the submission of a site plan and appropriate architectural <br />drawings. <br /> <br />IV. Revise Chapter 7 Performance Based Standards (PBS), Pages 7-25, 26 & 27 <br />TABLE TWO: USES & ZONES IN WI-HCH THEY ARE PERMITYED BY <br />STANDARDS (PBS). - to reflect elimination of all references for 14. Duplex, <br />24. Multifamily residential and 43. Townhouses as uses, to be pe~aiitted or <br />permitted based on standards, in the General Commercial Zone (GC). <br /> <br />The corresponding revised tables, found on pages 7-25 through 27, reflecting these <br />changes are attached, labeled as Exhibits B-1 - 3. <br /> <br />V. Revise Chapter 2 Rules of Construction and Definitions to include the <br />following: <br /> <br /> Density <br /> <br /> The average number of families, persons or housing units per unit of <br /> land usually expressed in "units per acre". <br /> <br /> Densi _fy Bonus <br /> <br /> An increase, by a specified amount, in the number of units allowed <br /> to occupy a parcel of land as defined by the underlying zoning <br /> district. <br /> <br /> <br />
