Site Plan: None required for. general rezoning. <br /> <br />Detailed Findings and Compatibility with other Ordinances and Resolutions: <br /> <br />1. This property falls within the area of the Western Area Plan. It is designated for <br />medium density residential. The opposite side of Roberta Road up to Roberta <br />Church Road is designated for high density residential. <br /> <br />2. The James successfully petitioned the City of Concord in February of this Year to <br />have approximately 16 acres on the west side of Roberta Road rezoned from R-3 <br />and I-I to R-4. The R-4 district permits up to 15 units/acre. <br /> <br />3. Public water and sewer are available in this area. <br /> <br />4.
