Murdock, HI, Executive Director <br />Water and Sewer Authority of Cabarms County <br />232 Davidson Highway <br />Concord, North Carolina 28025 <br /> <br />RE: Purchase of County Property Highway 73 <br /> <br />I have reviewed your proposal to purchase the County property located on Highway 73 now <br />occupied by WSACC and others. The conditions outlined below relate to your proposal as we have <br />discussed. If acceptable, please advise and I will forward the same to the Board of Conunissioners <br />for action. <br /> <br />Proposed purchase price is $650,000. <br /> <br />Credit of eight (8) years rent equating to $68,000 is to be applied to the purchase price for <br />a net sales price of $582,000. <br /> <br />County to replace the last two (2) HVAC units needing repair. (Units have already been <br />purchased.) <br /> <br />WSACC will honor any existing rental agreements existing between the County and the N.C. <br />Forestry Service and the City of Concord Utility Department. <br /> <br />Should the County's General Services Division continue to occupy space in the existing <br />stmcturo(s) on Highway 73 at, er July 1, 1997, the County will agree to pay rent for such space <br />to the WSACC at the rate of: <br /> $6.50/SF for office space <br /> $3.00/SF for warehouse space <br /> <br />The County's General Services Division will provide basic janitorial and maintenance services <br />to the facilities on Highway 73 through the County's occupancy or until June 30, 1997 <br />(whichever occurs first). After that date, should the County still occupy any space at the <br />facility, the County will pay its pro rata share of facility janitorial and maintenance costs. <br /> <br />NOTE: WSACC will be responsible for materials and equipment associated with facility <br />maintenance and upkeep.
