RESOLUTION FOR PURCHASE OF <br />CABARRUS COUNTY BuILrIING AND PROPERTY <br />232 DAVIDSON HIGHWAY <br /> <br /> THIS RESOLUTION sets forth the texms and conditions of an agreement between <br />CABARRUS COUNTY (herein referred to as the "County"), and the WATER AND SEWER <br />AUTHORITY OF CABARRUS COUNTY (herein referred to aa ~WSACC'), <br /> <br />WHEREAS, WSACC has need for additional office space at 232 Davidson Highway; <br /> and <br /> <br />the County owns the property and buildings at 232 Davidson Highway, <br />which has been used by the Cabarrus County General Services <br />Department; and <br /> <br />the County and WSACC have agreed to exchange + 17 acres of property <br />for mitigation of the Rocky River Regional Wastewater Treatment Plant <br />(RRRWWTP) for ten (10) years of rent; <br /> <br /> NOW, THlZREFORE, BE IT RESOLVED that the County and WSACC agree to the <br />following terms for purchase of the property and buildings at 232 Davidson Highway: <br /> <br /> 1. County agrees to sell the building and property located at 232 Davidson Highway to <br />WSACC for the sum of Six Hundred Fifty Thousand Dollars ($650,000), less ten (10) years of <br />rent exchange, equal to Sixty-Eight Thousand Dollars ($68,000). <br /> <br /> 2. County agrees to replace the last two (2) HVAC units which need replacing and for <br />which units have been purchased. <br /> <br /> 3. WSACC will honor existing contracts and agreements for providing space to the <br />North Carolina Forestry Service and the City of Concord Utilities staff. <br /> <br /> 4. General Services may continue to occupy the building in the space presently occupied <br />for up to one (1) year; thereafter, the County will pay rent at the rate of $10.91/square foot of <br />office space occupied and $5.00/square foot for space in the storage buildings. <br /> <br /> 5. General Services will agree to continue to provide janitorial services and building <br />maintenance for one (1) year. <br /> <br /> 6. Complete all outstanding maintenance items, such as replacement of damaged ceiling <br />tiles, roof leaks, HVAC units, etc. <br /> <br />7. County agrees to pay all utilities for one (1) year. <br /> <br />8. Effective date of the purchase is July 1, 1996. <br /> <br /> <br />
