RESOLUTION FOR PURCHASE OF CABARRUS COUNTY BuILrIING AND PROPERTY 232 DAVIDSON HIGHWAY THIS RESOLUTION sets forth the texms and conditions of an agreement between CABARRUS COUNTY (herein referred to as the "County"), and the WATER AND SEWER AUTHORITY OF CABARRUS COUNTY (herein referred to aa ~WSACC'), WHEREAS, WSACC has need for additional office space at 232 Davidson Highway; and the County owns the property and buildings at 232 Davidson Highway, which has been used by the Cabarrus County General Services Department; and the County and WSACC have agreed to exchange + 17 acres of property for mitigation of the Rocky River Regional Wastewater Treatment Plant (RRRWWTP) for ten (10) years of rent; NOW, THlZREFORE, BE IT RESOLVED that the County and WSACC agree to the following terms for purchase of the property and buildings at 232 Davidson Highway: 1. County agrees to sell the building and property located at 232 Davidson Highway to WSACC for the sum of Six Hundred Fifty Thousand Dollars ($650,000), less ten (10) years of rent exchange, equal to Sixty-Eight Thousand Dollars ($68,000). 2. County agrees to replace the last two (2) HVAC units which need replacing and for which units have been purchased. 3. WSACC will honor existing contracts and agreements for providing space to the North Carolina Forestry Service and the City of Concord Utilities staff. 4. General Services may continue to occupy the building in the space presently occupied for up to one (1) year; thereafter, the County will pay rent at the rate of $10.91/square foot of office space occupied and $5.00/square foot for space in the storage buildings. 5. General Services will agree to continue to provide janitorial services and building maintenance for one (1) year. 6. Complete all outstanding maintenance items, such as replacement of damaged ceiling tiles, roof leaks, HVAC units, etc. 7. County agrees to pay all utilities for one (1) year. 8. Effective date of the purchase is July 1, 1996.
