PETITION 96-05(T) <br /> <br />AN ORDINANCE AMENDING THE CABARRUS COUNTY <br /> ZONING ORDINANCE <br /> <br />BE IT ORDAINED that the Cabarrus County Zoning Ordinance is hereby <br />amended as follows: <br /> <br />Purpose: To clarify the minimum lot size for single-family development in the <br />High Densi,ty Residential zoning district and to reduce the required side <br />setbacks. <br /> <br />Background: The minimum lot size for single family development is 6,000 <br />square feet. The ordinance is somewhat confusing, however, because the <br />minimum size for additional units in multi-family development is reduced. The <br />side setbacks for all developments are 5 feet minimum and 20 feet total. On a <br />standard FIDR single-family lot that meets the average lot width of 50 feet, the <br />building area would only be 30 feet wide. The current setbacks would be <br />appropriate for multi-family development, but are too restrictive for single- <br />family. The staff proposes that they be changed to match the required single- <br />family side setbacks in the equivalent Concord zoning districts (R-2.5, R-3, R-4). <br />This would not increase density but would allow a larger home to be built. <br /> <br />Proposed Change: Change Section 5-12, Part HI "Development Standards by <br />Zoning Districf' such that language is added to the minimum lot size to specify <br />single-family lots of 6,000 square feet. In addition, a line would be added to the <br />setback standards under principal and accessory uses to reduce the side setbacks <br />for single-family to 6 feet on each side. <br /> <br />Adopted this the __ day of <br />of Commissioners. <br /> <br />,1996 by the Cabarrus County Board <br /> <br />ATTEST: <br /> <br />Jeffrey L.
