conditions by the County to be kept and performed, the County <br />have quiet and undisturbed and continued possession of the <br />Premises, free from any claims by the City and every perso~ <br />entity claiming under, by, or through the City. The City shai] <br />encumber the Demised Premises or permit the Demised Premises <br />encumbered except as first consented to by the County. <br /> <br />/%RTICLE VIII <br /> <br />Miscellaneous <br /> <br /> Section 8.01: Force Majeure. If the City or the County <br />delayed in, hindered in, or prevented from the performance of <br />act required hereunder by reason of strikes, lockouts, l.s~i%~i¥ <br />troubles, inability to procure materials, failure of p~i~i~ <br />restrictive government laws or regulations, riots, insurrec~;~c~., <br />war, or other reason beyond its control, then performance of sued <br />act shall be excused for the period of the delay; and the peric~d <br />for the performance of any such act shall be extended for a peri©~ <br />equivalent to the period of such delay hindrance, or preventio~ ~ <br />the case may be. <br /> <br /> Section 8.02: Covenants Runninq with Land. The County and the Ci%v <br />may, upon the commencement of the term of this Lease, execut~ ~. <br />memorandum of lease legally sufficient to comply with thc <br />provisions of the North Carolina General Statutes relating thereto~ <br />If prepared, said memorandum of lease shall include provisions <br />relating to: (i) names of the parties to this Lease; (ii) ~ <br />description of the Demised Premises; (iii) the term of this Leas.~:~ <br />and (iv) incorporation of this Lease. <br /> <br /> Section 8.05: Notices.
