Road maintenance shall hereby be the responsibility of the <br />Homeowners Assodation and roads shall be maintained to the <br />minimum standards of the North Carolina Depaxtment of <br />Transportation until the respective governmental agency takes over <br />this responsibility. The road maintenance agreement is recorded in <br />Dccd Book Page of the Cabarrus County Register of Deeds. <br /> <br />Date <br /> <br />Owner/Developer <br /> <br />Approval by the Planning and Zoning Commission and Recording the <br />Planning and Zoning Commission shall have forty five (45) days stipulation <br />for additional time is agreed to by the subdivider. If the Planning and <br />Zoning Commission fails to take action in the allotted time, the subdivider <br />may demand a certificate of approval on the reproducible copy or the final <br />plat signed by the Chairperson of the Planning and Zoning Commissior~ <br /> <br />Ee <br /> <br />Approval by the Planning and Zoning Director is conditioned upon the plat <br />being registered in the Office of the Register of Deeds within thirty (30) days <br />of such approval and receipt of record presented to the Planning and Zoning <br />DepartmenL <br /> <br />SECTION 3.6 PHASED DEVELOPMENTS <br /> <br />If a developer proposes that a subdivision (including planned developments) will be <br />constructed in phases, the following procedure will apply: <br /> <br />go <br /> <br />A master plan showing the entire proposed subdivision and phases of <br />development, proposed density, proposed type and location of utilities, and <br />proposed development timetable shall be submitted to the Planning and <br />Zoning Commission. <br /> <br />Each phase of development shall be preceded by submission and approval of <br />a preliminary plat as outlined in Section 3.4.~ The master plan may be <br />submitted prior to, or simultaneously, to the submission of the preliminary <br />plat for the first phase of development: <br /> <br />19 <br /> <br /> <br />
