ARTICLE IV REQUIRED IMPROVEMBNTS AND MINIMUM DESIGN STANDARDS <br /> <br />SECTION 4.1 ZONING AND OTHER LAWS <br /> <br />All subdivisions and lots created under Lids ordinance must comply with the requirements <br />of the C. abarrus County Zoning Ordinance and other applicable State and Local laws. <br /> <br />SECTION 4.2 SUITABILITY OF THE LAND AND CONFORlvRTY <br /> <br />Lands which are subject to flooding, excessive erosion, or slides because of <br />soil types or groups, water courses and other drainageways, s~ep slopes, or <br />other hazards shall not be platted for residential or other uses in such a way as <br />to present a danger to life, property, or to the public health, safety or general <br />welfare. <br /> <br />A subdivider proposing to use an existing lake must structurally upgrade the <br />lake and dam, or if constructing a new lake and dam it must be in accordance <br />with the North Carolina Dam Safety Act~ or provide evidence that the lake <br />does not fall under the provisions of that acL <br /> <br />Co <br /> <br />All proposed subdivisions shall be planned so as to facilitate the most <br />advantageous development of the entire neighboring area, including but not <br />limited to road locations, utilities location, development of adjacent property, <br />etc. <br /> <br />SECTION 4.3 NATURAL ASSETS <br /> <br />Due consideration should be given to preserving natural features, such as trees, ponds, <br />streams, rivers and lakes, as well as historical si~s which are of value to the County as a <br />whole. The proposed subdivision shall take advantage of and be adjusted to the contour of <br />the land so as to produce lots and streets of reasonable gradient. <br /> <br />SECTION 4.4 NAME OF SUBDIVISION AND ROADS _- <br /> <br />The name of a subdivision or its roads shall not duplicate nor closely approximate, either <br />phonetically or by spelling, the name of an existing subdivision or roads within the County, <br />within any municipality within the County, or in an adjacent County or municipality (if the <br />development is in close proximity to another jurisdiction). All names must be approved by <br />the County Planning Division. <br /> <br />21 <br /> <br /> <br />
