Notwithstanding anything to the contrary in Pantgr~ph 21 or otherwise, so long as Tenant observes and performs the covenants and agreements contained in the Lease, it ~hall at all times during the Leue term peacefully and quietly have and enjoy possession of the Premises, notwithstanding any rights or action~ by any mortgagee of the PremL~s. 5.
