3. Historic Cabarms will purchase and keep in force liability insurance in such amounts <br />and against such hazards as may be necessary or desirable and will insure said building against fire <br />and windstorm for the use and benefit of Historic Cabarrus or its contributors as their interests <br />appear. <br /> <br /> 4. If the building upon the demised premises shall be damaged by fire or other casualty, <br />and such damages are of a minor nature, the same shall be repaired by Historic Cabarrus as <br />quickly as is reasonably possible; but if said building shall be damaged to such an extent as to <br />render the same unfit for uses or occupancy, this Lease shall terminate as of the date of such <br />damage. <br /> <br /> 5. Historic Cabarms shall be responsible for the payment of all bills for water, heating and <br />electrical current, and the occupants of the building shall be responsible for the payment of their <br />own respective telephone bills. <br /> <br /> 6. Historic Cabarrus shall have the right to sublet any parts of the Old Cabarrus County <br />Courthouse to such organizations as it may desire subject to the terms of this Lease; provided, <br />however, that Historic Cabarms and its under tenants shall make no unlawful or offensive use of <br />the premises. Historic Cabarms hereby warrants that it will not arbitrarily restrict the use of said <br />premises and, subject to its use of the building and the agreements Historic Cabarrus enters into <br />with any sub-lessee, will make the building available for bona fide public uses. <br /> <br /> 7. If Historic Cabarrus shall not be diligent in its solicitation of funds and shall fail to <br />pursue its work in the maintenance and preservation of the Old Cabarrus County Courthouse in <br />an orderly manner for a period of ninety (90) days after written notice of such default by the <br /> <br />3 <br /> <br /> <br />
