°

PUBLIC HEARING NOTICE

Cabarrus County Board of Commissioners Meeting
February 21, 1994; 7:00 P.M.
Commissioners Chamber
Cabarrus County Governmental Center

Zoning Text Amendment

Petition 94-01(t). Section 2-2. Basic Terms and Definitions. Section 3-7.b.4.
High Density Residential/Mixed Use. Section 3-7.c.1. Office/Limited
Commercial. Section 3-7.c.2. General Commercial. Section 3-8. Table of
Permitted Uses. Section 7-4.41. Self-Service Storage Facilities.
Purpose of Change: Change the line item for "Mini-Storage" to "Self-Service
Storage Facilities", make them permitted by standard in the HDR/MU, O/LC,
and GC Districts and add the use and standards to the Chapter on "Permitted By
Standards Uses".

The Planning and Zoning' Commission voted 9-0 to approve this zoning text
amendment.

Petition 94-02(0. Part III, Table One, Development Standards by Zoning
District, Number 1, Agricultural Open Zoning District (Page 73).
Purpose of Change: Change the minimum tract size of five (5) acres to one (1)
acre. Additionally, change the front setback from 100' to 50'.

The purpose of this change is to more closely reflect the once latent and now
fully expressed opinion of farmers, families, and residents in the Agricultural-
Open Zoning District. By reducing the minimum lot size, parcel development
will be heavily dictated by soil conditions. This change does not affect the cluster
option. The reduced setback affords more buildable land area. While not
requested by any group or individual, this revision increases usability of the
remnant rear lot.

The Planning and Zoning Commission voted 9-0 to approve this zoning text
amendment.
