WtNVleg\CABARZON <br /> <br />AMENDED DEVELOPMENT NOTES <br />FEBRUARY 15, 1993 <br /> <br />o <br /> <br />o <br /> <br />This application includes a Development Plan that confom-~s to all the applicable <br />requirements of the Cabarrus County Zoning Ordinance and the standards set forth in the <br />Western Area Plan. <br /> <br />The number of vehicular access points along the proposed Westside Bypass shall be <br />limited to the number depicted on the Development Plan and shall align with any existing <br />or approved driveways on the opposide side of the Westside Bypass. However, the <br />configurations and precise locations of such points as well as other access points along <br />Weddington Road, Concord Farms Road, and U.S. Highway 29 are subject to any <br />modifications required to accommodate final site and architectural designs and <br />construction plans or to respond to environmental conditions. Furthermore, ail access <br />points and driveways are subject to approval by the N.C. DOT. <br /> <br />All development standards for the R-15 SU District and the I-1 SU District outlined in <br />the zoning ordinance shall be met within the respective boundaries shown on the <br />Development Plan. <br /> <br />Ail development within the site shall comply with applicable Cabarrus County ordinances <br />for subdivision, building standards, signage, parking, storm water management, buffers, <br />setbacks, and screening. <br /> <br />Areas to be designated as permanent open space, including buffers and the 100-year flood- <br />plain are shown on the Development Plan. Permanent open space shall remain <br />privately owned and maintained with the exception of the reserved Greenway land. <br /> <br />Buffers around the perimeter of the site (including the stream buffer along Coddle Creek) <br />and setbacks along Weddington Road, Concord Farms Road, U.S. Highway 29, and the <br />proposed Westside Bypass shall be provided as shown on the Development Plan. <br /> <br />In the I-1 SU District, existing natural vegetation within 150' of top of bank of Coddle <br />Creek shall be maintained as a buffer to provide visual protection for adjacent residential <br />areas. These buffers shall be supplemented with evergreen trees and shrubs in accordance <br />with the screening requirements of the Cabarrus County Zoning Ordinance should the <br />existing vegetation not meet the screening requirements. In buffer areas where existing <br />natural vegetation has been cleared to accommodate development activities (i.e. grading, <br />utility construction, etc.), cleared areas shall be landscaped in accordance with the <br />requh'ements of the Zoning Ordinance. <br /> <br />Where the R-15 SU District meets the I-1 SU District, a 50' landscape buffer shall be <br />provided within the I-1 SU District and a 25' rear yard shall be required within the R-15 <br /> <br /> <br />
