These should be located to <br />provide access at a location that could be used as access to the property on the <br />eastern side of the proposed alignment. <br /> The Westside Bypass will eventually connect US29 and Weddington Rd. This is -- <br />expected to reduce traffic on Weddington Rd. as employees come from/to Charlotte. <br />It also has implications for traffic volumes on US29. <br /> <br /> It should also be noted that there are plans for major residential developments <br />planned for both the east and west parcels adjoining the Propst property. These <br />subdivisions will also impact the traffic patterns and volumes of the road network. <br /> <br />CONCLUSIONS: <br /> <br /> The Department of Transportation will impose their minimum design standards on <br />the road system serving the Propst property which will be determined after DOT <br />reviews the final plan. In addition to what will be specified by DOT, it is <br />recommended that attention be given to the issues presented herein. <br /> The revised development plan still warrants the original road improvement <br />recommendations made previously. It is strongly urged that the industrial activity be <br />oriented to US29 in order to encourage industrial vehicle movement to utilize that <br />facility and to discourage it away from Weddington Rd. <br /> <br />A summary of the road improvements concurrent or prior to development follows: <br /> <br />1) <br />~,) <br /> <br />3) <br /> <br />4) <br /> <br />5) <br /> <br />Constr6ct Right and Left turn lanes from US29 to Concord Farms Rd. <br />Provide additional 10' ROW along Weddington Road for third lane and -- <br />turning lanes. <br />Access to the residential parcels from Weddington Road should be limited <br />to the extension of Concord Farms Road and one additional access on the <br />north side. <br />Widen, straighten and resurface Concord Farms Road to meet NCDOT <br />standards. <br />Orient all I-1/SU traffic to US29 <br /> <br /> <br />
