Manu. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />Site shall be served by public water and sanitary sewer, when available. <br /> <br />The developer agrees to reserve land along Coddle Creek for the construction of a <br />greenway by the Parks and Recreation Department of Cabarms County. Construction, if <br />any, shall take place as each parcel is developed. All land reserved for the greenway <br />must lie within the 100-year floodplain, where possible, and as close to Coddle Creek as <br />possible. The exact location of the greenway shall be determined at a later date. <br /> <br />At the time of the development of the eastern portion of Parcel B, there shall be a 50' <br />landscape buffer requirement and a 30' buffer (minimum) on the I-1 SU side of the pond <br />in which existing natural vegetation shall be maintained provided the adjacent land <br />remains in zoning that permits residential use. <br /> <br />Turn lanes on U.S. Highway 29 and Weddington Road shall be provided for each parcel <br />at the time of initial development within each parcel. At the time of initial development <br />in Parcel A, 10 feet of land shall be dedicated by the developer to widen the Weddington <br />Road Right-of-Way on the south side of Wedd~ngton Road. <br /> <br />Residential lots along Weddington Road in Parcel A shall be reverse front lots and a 20' <br />landscape buffer shall be required along Weddington Road within the 50' setback. <br /> <br /> <br />
