DEVELOPMENT CONDITIONS <br /> <br />These are the conditions that have been proposed by the Planninq & <br />~oning staff to which the petitioners have agreed.] Should the <br />petition be approved these would be binding upon the property as <br />part of the zoning. <br /> <br />1. Road improvements concurrent with development: <br /> <br />a. Construct right and left turn lanes from U.S. 29 to Concord <br />Farms Road. <br /> <br />b. Additional 10' right-of-way along Weddington Road to allow <br />for turn lanes and the eventual construction of a third <br />(center) lane. <br /> <br />c. Access to the residential parcels from Weddington Road <br />limited to the extension of Concord Farms Road and one <br />additional access on the north side. <br /> <br />d. Concord Farms Road widened, straightened and resurfaced to <br />meet N.C.D.O.T. standards for industrial access roads. <br /> <br />e. Ail I-1/SU traffic oriented to U.S. 29. <br /> <br />2. Development according to the modified development plan including <br />the Development Plan and Notes which identify, locate, and limit <br />land uses. <br /> <br />3. Agreement to reserve an area within the 100 year flood plain for <br />greenway: <br /> <br />a. Coordinate the development of the greenway with Cabarrus <br />County Parks & Recreation Dept. <br /> <br />b. Greenway concurrent with development and it can be tied to <br />all other pedestrian Systems of the overall development. <br /> <br /> <br />
