Petition 93-01 <br /> <br />Applicant Information: <br /> <br />Present/Requested Zoning: <br />Purpose: <br /> <br />James Propst & Propst Brothers <br />Distributors, Inc. <br /> <br />A-I & ARR /~R-15 SU, I-1 SU~ <br />To create a planned, unified <br />development that is consistent <br />with the Western Area Plan. <br /> <br />Location: <br /> <br />North from US Hwy 29 to the <br />other side of Weddington Road. <br />Bisected by Concord Farms Road <br />and bordered by Coddle Creek on <br />the west side. <br /> <br />Size: <br /> <br />542.63 acres <br /> <br />Zoning History: <br /> <br />There have been no previous <br />rezonings on property by owners. <br />However, a portion of this <br />property was evaluated during <br />the A-I Zone update. <br /> <br />Area Relationships: North - Rural/Residential; South - <br />Rural/Residential and Holly Grove Primitive Baptist <br />Church; East - Rural/Residential and Commercial; West - <br />Residential. <br /> <br />(2) <br /> <br />~equested Use in R-15 SUr and I-1 SU: Mixed residential <br />and industrial planned development. The use is being <br />restricted through the inclusion of a development plan. <br /> <br />(3) Development Plan: Development plan included with limits <br /> on the uses to be considered. <br /> <br />Detailed Findings and Compatibility with other Ordinances and <br />Resolutions: <br /> <br />The proposed development with the additon of the conditions as <br />proposed by the accompanying report is found to be consistent with <br />the newly adopted Western Area Plan's text. With potential further <br />restrictions on the development of the commercial area (to ensure <br />appropriate scale); and with restrictions on access and the <br />recommended road improvements, the general development plan can be <br />made to be compatible with the map of the Western Area Plan. The <br />submitted development plan and the accompanying standards/ <br />restrictions comply with the requirements for the special use <br />rezoning as specified in the Zoning Ordinance. Further design <br />review and analysis of future lots and site design will be reviewed <br />under both the Subdivision Requlations and the Zoninq Ordinance. <br /> <br /> <br />
