And, finally, The Harrisburg Area Plan acknowledges the development of <br />Highway 49 as a logical and appropriate place for both commercial and industrial land use. <br /> <br />CONCLUSION: Based on the preceding analysis, the following recommendations are made: <br /> <br /> 1) rezone parcels #5539-43-1339 and 5539 42 2392 from their current zoning <br />designations of R-15 to I-I, Special Use with uses restricted to: <br /> <br />PERMIT'rED: <br />1) agricultural uses <br />2) clothing & textile manufacture <br />3) dairy processing and distribution <br />4) electric supply and equipment manufacture <br />5) farm machinery assembly, repair and sales <br />6) freezer, locker and ice plants <br />7) nursery, greenhouse and truck garden <br />8) offices, administrative <br />9) offices, professional <br />10) off-street parking <br />11) truck and trailer rental <br />12) trucking terminal <br />13) warehousing <br /> <br />ACCESSORY: <br />14) on premise sign (further regulated elsewhere in the Ordinance); <br /> <br /> 2) in conjunction with the above rezoning, file a Certificate of Land Use Restriction <br />(CLUR) with the Register of Deeds for Cabarrus County based on site plan improvements <br />committing to the following: <br /> <br />a) A 100 foot natural vegetative buffer to be kept in perpetuity about the <br />perimeter of the property as shown on the site plan dated February 9, <br />1993 prepared by Piedmont Real Estate Service; and, <br /> <br /> 3) refer all recommendations for traffic improvements to the North Carolina Department <br />of Transportation for evaluation and final determination. <br /> <br />Preparer: <br /> <br />Sue G.
