11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />SU District. <br /> <br />All proposed roads will be subject to review and approval by the N.C.D.O.T. <br /> <br />Parking areas shall be landscaped in accordance with the Cabarrus County Zoning <br />Ordinance. <br /> <br />Sidewalks shall be provided and designed for adequate and functional pedestrian <br />circulation throughout the development and should provide a safe linkage between all <br />proposed uses including pedestrian walkway systems within proposed open spaces and <br />designated greenways. <br /> <br />Identity signs shall be utilized to identify projects, individual buildings, or individual <br />businesses within office or commercial buildings. Al1 such signs should be <br />complementary in scale and appearance to the architectural design of the building(s). <br />Unifying elements such as size, material, color, and lighting techniques should be utilized <br />to assure consistency throughout the development. All such signs shall be fixed and may <br />not move, rotate, or flash. All such signs shall be subject to review and approval by the <br />Architectural Review Comrrfittee and at a minimum, shall meet all Sign Regulations of <br />the Cabarrus County Zoning Ordinance. <br /> <br />Development of project will occur according to market demand and availability of <br />adequate infrastructure to support the proposed development. <br /> <br />Because the site is in the Flood Plain Overlay Zone, all requirements pertaining to the <br />Flood Plain Overiay Zone set forth in the Cabarrus County Zoning Ordinance shall be met <br />as development occurs. <br /> <br />The Development Plan recognizes the goals outlined in the Western Area Plan and is <br />consistent with the provisions of that plan. Parcel A of the Development Plan continues <br />the trend toward residential development in the Weddington Road vicinity. Industrial <br />development in Parcel B shall be the "campus style" development projected for the U.S. <br />Highway 29 corridor. <br /> <br />The following land uses as taken from the Cabarrus County Zoning Ordinance Schedule <br />of Use Regulations shall be permitted within the respective boundaries shown on the <br />Development Plan as follows: <br /> <br />1. The R-15 SU District shah permit: <br /> <br />Agricultural Uses <br />Churches & Related Uses <br />Elderly Cottage Housing <br />Family Care Homes <br />Group Homes <br />Home Occupations <br /> <br /> <br />
