Highway 24/27 approximately 1/4 <br />mile west of the intersection with <br />U.S. 601 <br /> <br />Approximately .85 acre <br /> <br />No previous rezonings <br /> <br />Area Relationships: North, vacant; south, vacant; east, <br />residential/commercial; west, residential/commercial. <br /> <br />2. Permitted Uses in O-I Zone: (See Attached List). <br /> <br />3. Site Plan: No site plan required. <br /> <br />Detailed Findings and Compatibility with other Ordinances and <br />Resolutions: <br /> <br />The Midl~n~ Ar~a Plax ~.ndicates tb.~s area as best suited <br />for office a~.~ coma~erciai uses. <br /> <br />County water service is available in this area, but sewer <br />service is not. The existing residence is served by a <br />septic tank. <br /> <br />The O-I district requires a minimum lot size of 5,000 <br />square feet and residences within that district must meet <br />the lot size requirements of the nearest residential <br />district (ARR in this case). The lot is currently non- <br />conforming for size, but that non-conformity would not be <br />increased. <br /> <br />Office uses require one parking space per 200 square <br />feet. If this entire structure were to be used as an <br />office, 8 parking spaces would be required. <br /> <br /> <br />
