PETITION 93-03

Applicant Information:

Present/Requested Zoning:

Purpose:

Location:

Size:

Zoning History:

Sylvia V. Skelly

ARR to O-I

To operate an office/commercial use
within an existing residence

N.C. Highway 24/27 approximately 1/4
mile west of the intersection with
U.S. 601

Approximately .85 acre

No previous rezonings

Area Relationships: North, vacant; south, vacant; east,
residential/commercial; west, residential/commercial.

2. Permitted Uses in O-I Zone: (See Attached List).

3. Site Plan: No site plan required.

Detailed Findings and Compatibility with other Ordinances and
Resolutions:

The Midl~n~ Ar~a Plax ~.ndicates tb.~s area as best suited
for office a~.~ coma~erciai uses.

County water service is available in this area, but sewer
service is not. The existing residence is served by a
septic tank.

The O-I district requires a minimum lot size of 5,000
square feet and residences within that district must meet
the lot size requirements of the nearest residential
district (ARR in this case). The lot is currently non-
conforming for size, but that non-conformity would not be
increased.

Office uses require one parking space per 200 square
feet. If this entire structure were to be used as an
office, 8 parking spaces would be required.
