C. 28026-0707 <br />Phone (704) 788-8180 Fax (70~) 788-9876 <br /> <br />September 27, 1993 <br /> <br />To: <br /> <br />John Day, Budget Officer <br /> <br />From: <br /> <br />Lila Fister, Director <br /> <br />Re: <br /> <br />Agency Space Needs <br /> <br />Currently the Home Health Agency leases 4,000 square feet of space <br />and has 50 employees with expectations of hiring an additional 21 <br />employees by June 1994 because of our projected increase of 24,000 <br />visits (31% increase). <br /> <br />The space available now has become noticeably inadequate since we <br />have increased the number of professional staff. Our desk <br />arrangements have been changed to the open area cubicle sections in <br />order to utilize all available space. Multiple problems have been <br />identified that decrease efficiency and productivity such as: <br />increased noise level leading to concentration difficulties on <br />written/oral work, lack of meeting areas without displacing other <br />employees, minimum privacy for supervision, etc. <br /> <br />I have discussed space planning with Central Health Management <br />Services' space planners, Central Health Staff and John Day. We <br />have met with 3 developers and asked that proposals be submitted. <br />Attached are copies of these proposals. The Home Health Advisory <br />Board and I are recommending the proposal from Jeff C. Carpenter <br />and Company based upon the lowest rent of $7.60 per square feet <br />(including tax, insurance and maintenance), $68,400.00 annually and <br />location. <br /> <br />The current lease on our present premises expires May 31, 1994. I <br />respectfully request your immediate consideration in order that the <br />developers can complete the renovations before May 31, 1994. <br /> <br />// <br /> <br /> <br />
