roads leading to Mr. Rankin's access point on Elsinor Lane, <br />(Devonshire, Maid Marion and Elsinor) be, instead of "either" NCDOT <br />maintained or improved, she would like for it to "be" NCDOT <br />maintained before any final platting of the subject property, <br />seconded by Mr. Amos. The amendment was approved unanimously. <br /> <br />The Chair went back to the original Motion which was the approval <br />of this subdivision exception request. <br /> <br />Dr. Hartgen said he would like to note to his colleagues that <br />nothing precludes Mr. Rankin from continuing to discuss narrower <br />strips with his neighbors in the event that the 7 foot utility <br />distances prove to be costly to implement. We are not shutting off <br />any future opportunities that he might have to have to buy the <br />necessary land. <br /> <br />The Motion was unanimously approved, the exception was granted. <br /> <br />The Chair introduced the second item of old business on the Agenda, <br />Mobile Home Park Ordinance Review: <br /> <br />The Chair thanked Mr. Joseph Untz and Mr. Jay Lowe for the work <br />they have put into the Ordinance. She said she appreciated their <br />acceptance of the comments that this board has made to them. She <br />said they have taken those in good faith and have incorporated <br />those that are most appropriate and she appreciate that. She said <br />she would also like to thank the board for giving her moral <br />support. <br /> <br />Mr. Untz addressed the Board going into brief details about the <br />Cabarrus County Mobile Home Park Ordinance. Mr. Untz said the <br />staff has prepared the following changes to the Mobile Home Park <br />Ordinance rewrite. The changes concerning mandatory curb & <br />guttering and sidewalk improvements are a result of the need to <br />upgrade potential future mobile home parks and the betterment of <br />Cabarrus County. He also presented the board with a list of <br />estimated cost range for curb and guttering and sidewalk <br />improvements. Curb and guttering prices range from $6.60 to $6.75 <br />a linear foot. Concrete sidewalk prices were $6.00 a linear foot <br />for 42 inch wide sidewalks. <br /> <br />Mr. Untz discussed the new inserts to the mobile home park <br />ordinance with the board. Section C, Development Requirements For <br />Mobile Home Parks, Page 2. <br /> <br />Ail mobile home placements for class I mobile homes shall <br />be of models no older than 5 years from the date of the <br />zoning permit. <br /> <br />Ail mobile home placements for class II mobile homes <br />shall be of models no older than 10 years from the date <br />of the zoning permit. <br /> <br />No mobile home shall be located less than 20 feet from <br /> <br /> <br />
