given to whether existing screening/buffering requirements in the <br />Zoning Ordinance are adequate for division and protection. These <br />restrictions are found in Section 5.10 of the ordinance and require <br />a wall or fence with vegetative screening, or a vegetative screen <br />meeting set opacity requirements. <br /> <br />The subject property is currently undeveloped and it is important <br />to consider under which zoning the best use of the property can be <br />made. Current zoning allows the construction of two, possible <br />three, single family residential units on this property. The <br />adjacent uses across Old Charlotte Road and location near N.C. 49 <br />make that use highly improbable. On the other hand, those same <br />adjacent uses and their location make a non-residential use of the <br />property probable. <br /> <br />The staff opinion is that the zoning division between the <br />industrial and residential areas is best located on the eastern <br />line of this property and that existing screening and buffering is <br />adequate to separate the two areas. We therefore recommend <br />approval. <br /> <br /> <br />
