STAFF ANALYSIS - PETITION 92-08 <br /> <br />The analysis of this request will follow the requirements of the <br />Zoninq Ordinance relating to Planned Unit Developments(PUD). To <br />begin with, there are some general findings which are as follows: <br /> <br />1. This PUD is less than 100 acres and must <br /> therefore be all residential, which it is. <br /> <br />The density is required to be less than 6 <br />units/acre and the petitioner proposes 2.08 <br />units/acre. <br /> <br />PUD's of less than 600 acres must have no less <br />than 20% open space retained with at least 25% <br />of that in active recreational use. The site <br />plans shows more than 20% open space, but the <br />Zoning Administrator has requested further <br />information on recreation plans before <br />determining if the 25% active is met. <br /> <br />There are also specific requirements that must be met. The <br />majority of these require a submission that is part of the <br />application. The following is a summary of the information <br />submitted to satisfy the requirements of Section 3.9-4 of the <br />Zoninq Ordinance, with references to attachments: <br /> <br />There are 125 single family homes planned on <br />lots that meet the R-9 zoning requirements. <br /> <br />Traffic circulation is shown on the Master <br />Land Use Plan (MLUP), improvements will be <br />required by NCDOT as indicated in the attached <br />letter, and traffic projections were addressed <br />by the developer in the submitted information. <br /> <br />The open space is shown on the MLUP. Active <br />recreation is the walking trails and picnic <br />shelter as shown, the Zoning Administrator has <br />not ruled on whether this meets the 25% active <br />requirement. <br /> <br />Restrictive covenants have been submitted that <br />discuss ownership, control and maintenance of <br />common areas and open space. These are <br />available for review. <br /> <br />The MLUP shows the surrounding land uses, all <br />of the uses within the subdivision are single <br />family and recreation. <br /> <br /> <br />
