SOUTHERN LAND <br /> EQUITIES, INC. <br /> <br />APPLICATION FOR APPROVAL <br /> <br /> CODDLE CREEK <br />Planned Unit Development <br /> <br /> I am submitting the attached information for the approval of <br />a "planned unit development" located 'on Weddington Road in <br />Cabarrus County. This submittal is consistent with the procedure <br />outlined in Cabarrus County Zoning Ordinance and is within the <br />guidelines of all the requirements, uses and densities. <br /> <br /> Since this planned unit development is under 100 acres, its <br />use will be restricted to residential. Furthermore, due to our <br />plan for the development, we have excluded any multi-family uses <br />and are requesting only single-family detached housing approval. <br />Although the maximum density for a planned unit development is six <br />units per acre, we will be well below that density. Also, we will <br />comfortably exceed 20% of the gross acreage reserved as open <br />space. <br /> <br /> The attached plan that is submitted is our current projection <br />of how this parcel will be developed. However, since R-9/Residen- <br />rial is a permitted single-family use for a planned unit develop- <br />ment, we understand that our plan could be revised, but would need <br />to continue to conform to the permitted R-9 use. <br /> <br /> I hope you find the information for this submittal complete <br />and detailed to answer your questions.
