This single <br />access to Flowes Store Road will be constructed with turn <br />lanes in Flowes Store Road to alleviate traffic conqestlon <br />at that point. <br /> <br />The internal street system has been laid out in such a <br />manner as to provide each resident easy access to a <br />residential collector road with direct access to Flowes <br />Store Road. <br /> <br />There will be 157 dwelling units within the subdivision. <br />Based on ITE Standards we can anticipate 10.2 trips per day <br />from each unit for a total o~ 1601 trips per day. <br /> <br />Parks, Playgrounds and Open Areas <br /> <br />No vehicular access will be provided to the open space <br />other than a 20' wide maintenance and ~ire lane ~or Area <br /> <br />There are six open areas planned. Areas A and B are simply <br />for beautification with benches. <br /> <br />Area C, the lake and lake access, will have playground <br />equipment and will be used for fishing, and picnicin~. <br /> <br />Areas D and E, in the southwest corner, will be lert <br />natural. <br /> <br /> <br />
