The property is located south of <br />Concord off of Highway 200 and Miami Church Road, and near Highway <br />601, Cold Springs Road South, and Joe Bost Road. The overall six <br />hundred acres, is roughly two miles long and one-half mile wide and <br />roughly borders the Green Oaks Golf Course on the south and east. <br />Surrounding the property to the south, west, and east is wooded and <br />generally undeveloped property with scattered residential along <br />Miami Church Road to the north. <br /> <br />It is a central portion of the property that is].being requested to <br />be rezoned as a General Business/ Special Use zoning district. The <br />applicant will be his own neighbor for all land around the complex. <br />There have been no prior rezoning requests on the property under <br />review. <br /> <br />The primary use will be the movie studio complex. On September 8, <br />1992 the Cabarrus County Board of Commissioners amended the <br />Cabarrus County Zoninq Ordinance to include the line item, "Multi- <br />media production and distribution complex" within the General <br />Business District (Commercial Three, C-3). In addition to the main <br />activity on the site, a list of other potential uses has been <br />included in the rezoning request. These uses represent possible <br />related businesses that could occur on the property. As a special <br />use rezoning the applicant has reduced the potential list of C-3 <br />uses to the following line items as shown in the existing zoning <br />ordinance: <br /> <br /> <br />
