STAFF ANALYSIS - PETITION 91-01 <br /> <br />Home Park, is on the south side of Fairbluff Road, approximately <br />200 yards east of Highway 601 <br /> <br />As Stated on the petition sheet, the purpose of this proposed <br />rezoning is to expand this mobile home park, which is c%lrrently <br />Zoned R-?.2. The existing Park, northeast of this propertY, was <br />developed in 19~6 and contains a total of ~_~ spaces. Sewer is <br />discharged into the Mt. Pleasant outfall line along Coldwater <br />Creek, adjoining the property, and water is provided by County <br />water lines on Fairbluff Road. These utilities will have to be <br />extended to serve this addition to the'existing park. The majority <br />of adjoining property is owned by a family member of the property <br />owner. <br /> <br />The staff feels this development is consistent with the Cabarrus <br />County Land Development Guide, as this property is designated as <br />medium - density residential in the Guide. Based on trip <br />generation rates in the ITE Trip Generation Manual, a mobile home <br />park will produce approximately 39 trips per weekday, per acre <br />(12.9 ac. x 39 trips/ac. = 499 trips per day}. Based on these <br />figures, this park would Produce approximately 500 additional trips <br />per weekday on Fairbluff Road and Highway 601, which can easily be <br />handled by the road system. <br /> <br />The Planning and Zoning Staff recommends approval of this petition, <br />with the understanding that development of this property as a <br />mobile home park will of the of this park <br /> design <br />by the Planning and Zoning Commission. <br /> <br />Michael L.
