subdivision, Which is to the east of this property, in Colmbination with increased <br />traffic into and out of this propert%, could cause a potentially dangerous situation. <br /> <br />The comprehensive plan and nearby I-X zoning districts do not support a change in <br />zoning. The )~nd Use Gnide reconuuends rural residential development for this <br />area. The I-X zoning that was placed on the nearby non-residential uses indicate <br />tbat this area was deemed inappropriate for concentrated non-residential <br />development at the time that zoning was enacted. <br /> <br />It was previously stated that many non-residential uses are allowed under the <br />current zoning. The re-~oning of this property would allow these uses to be limited <br />to an extent and would also allow conditions to be placed on the property which might <br />lessen any negative effects. This should be considered in any decision that is made. <br /> <br />The staff feels that the Current zoning may allow development that could lead to <br />similar problems as those pointed out in the analysis of the requested zoning. As the <br />analysis shows, however, the specific reqnested uses are not appropriate for this <br />area and we recommend that the petition be denied. <br /> <br /> <br />
