Jonothnn Marshall, Planner

Re: Cabarrus County Mobile Home Park Ordinance

m Dear Jonathan:
I am currently preparing a preliminary site plan for Phase III of Southern Hills Mobile
m Home Park. Concord Engineering & Surveyiug~ Inc. is preparing this plan according lo the
~. regulations contained in the revised Mobile Home Park Ordinance. The revised blubilc
Home Park Ordinance is certainly much clearer and more understandable that the original
m ordinance adopted in 1982. I especially think the change to one standard 5000 square foot
lot, instead ora one size lot for single x~ide homes and another different size lot for double
wide homes, ~as a good idea. There is, however, one ilem in the ordinance I question and
I would like to see changed.
In the Mobile Home Park Ordinance Section C, paragraph 21 states in part that "All
m internal roads in Mobile Home Parks shall have a minimum right-of-way of 45 feet." I
would question the necessity of this requirement. Mobile Home Parks are under single
ownership nad lots are for rent. There is no purpose in having a right-of-way for ingress
I or egress. The situation is analogous to the private drive and parking spaces in an
apartment complex. No right-of-ways are provided there.

m Setbacks are tied by the ordinance to edge of pavement.
m
m
m
~ NCSS · NSP~ ·
i m ,o B~x 268 ·
