Staff Analysis <br /> <br /> This petition (gl-06) is to allow construction of a concrete mixing plant by <br /> mConcrete Supply, Inc. The rezoning request is from C-4 to 1-2/SU, limiting <br /> the use to the proposed concrete plant on the 3.51 acre tract proposed <br /> for rezoning. <br /> m The staff has contacted Concrete Supply and requested they provide additional <br /> information on the proposed plant, Some of this information is attached, <br /> including a site plan sketch, of the proposed site. The proposed operation <br /> m will act plant, with a minimum of personnel stationed <br /> primarily <br /> as <br /> mixing <br /> at the plant (1-3). <br /> <br /> m Water will be provided by the existing water line down Hi'ghway 29, with sewer <br /> being provided by septic tank. Concrete Supply will be required to confo~ <br /> with State requirements for particulate matter and settling ponds to handle <br /> i water used to clean equipment. <br /> The developer has contacted HCDDT and will provide a deceleration lane on <br /> southbound Highway 29 and widen northbound Highway 29. The developer will <br /> m also relocate the median crossing to provide direct access to the road <br /> serving this property. <br /> <br /> m The Cabarrus County Land Development Guide shows commercial development <br /> along Highway 29. This property does not have frontage on Highway 29, and <br /> has natural screening.
