SU}~ARY OF PROPERTY AND REZONING REQUEST <br /> <br /> Dogwood Partners I is a North Carollna General Partnership <br />made up entirely of local individuals who reside and work in <br />Cabarrus It is intent to the real <br /> County. <br /> our <br /> develop <br /> property <br />which consists of approximately 260 acres into an upscale, clean, <br />and very attractive industrial park with a limited number of <br />larger acreage tracts. It is our hope that the development will <br />be a strong force in attracting new industry to our area. Plans <br />for development would include very stringent restrictions <br />regarding the use, upkeep, maintenance, required landscaping, and <br />other aesthetic or beautification controls which would go far <br />Beyond existing zoning or land use requirements. It is also our <br />desire that the park only attract high-qualit~ and <br />environmentally conscious industry which will be a good neighbor <br />and enhance both our community and surrounding property. <br /> <br /> The purpose of requesting rezoning of the Dogwood Partners I <br />property is to attain the highest and best use. It has adequate <br />road frontage on Highway 73 for industrial development. It is <br />located near the intersection of Interstate Highway 85. Also <br />with the improvement of Highway 73, the subject property is <br />easily accessible to Interstate 77 where a new intersection is <br />presently under construction which will give the property <br />availability quickly to another major interstate highway at Sam <br />Furr Road. The most evident development in the neighborhood is <br />industrial in nature. Located southeast of the subject property <br />on International Drive is The International Business Park at <br />Concord. Additional industrial development west of Interstate 85 <br />includes Jones Group Equipment Center, Cardinal Freight Carriers, <br />Alpha and Omega Transport, Wesco Signs, Inc., and Kwik-Way <br />Catering, Inc. The subject property is adjacent to Jones Group <br />Equipment Center which is owned by their subsidiary, REA <br />Construction Company. Directly across ~ighway 73 is Cardinal <br />Trucking Company. The newest development in the neighborhood is <br />the Concord satellite campus of Rowan--Cabarrus Community College <br />located on Trinity Church Road directly east of the subject <br />property. <br /> <br /> The subject property is one of the last large tracts of <br />unencumbered property in this area of the county. There are no <br /> gas pipes, or any major <br />utility <br /> lines, <br /> other <br /> encumbrances <br /> that <br />would prohibit the industrial development of this property. <br />Utility services are available to the property in the form of <br />water and sewer as well as telephone and natural gas. Dogwood <br />Partners funded a major portion of the cost to provide the sewer <br />services to the subject property which were also extended to the <br />Rowan--Cabarrus County Community College as well as other <br />surrounding properties. <br /> <br /> <br />
