STAFF ANALYSIS-PETiTiON 90~07 <br /> This petition to change the zoning of 9.2 aCres at the <br /> end of Albany Drive may be a preview at an increasing Inerkdt <br /> segment for housing in Cabarrus County. That segment <br /> aftoraable infil I housing bui t on vacanl parcels within <br /> otherwise developed areas. <br /> The petitioners are requesting the zoning change for <br /> the purpose of conelructing medium de~sity housing on the <br /> property. It is their argument that to make this hou~ing <br /> aflorda~le [$55,000 - $75,000) that Ihe land coat must bo <br /> reduced by reduaing the required lot sizes. While this is <br /> certainly true, there are olher factors that need to be <br /> considered betnre a decision can be made aboul rczoning this <br /> property. <br /> The primary factors are the availability of water and <br /> sewer service, and the COmpatibility of R-g zoning wi th the <br /> existing land uses. Water service is available to the <br /> property from the County system but sewer service wil J <br /> require the procurement at an easemenl across adjoining <br /> proper ty In order to COnnecl to County I ~nes. <br /> The exist ng land usgs of this area seen to be nlU:h <br /> more compalible [o R~9 zoning than to the existing R-40 <br /> zoning. For thc most part, the area is deVeloped with <br /> moderate income housing, soma manufactured housing and <br /> seal tared COmmercJa! uses. The Iol sizes reflect.
