STAFF ANALYSIS - PETITION 90-10 <br /> <br /> This request far rezoning to I-2 from A-I s at the <br />juncture of the proposed Westside Bypass route nd N.C. <br />Highway 49. As with any requested change from A-I to <br />industrial zoning, the analysis centers on whether <br />sufficient change has occurred, or will occur, in the area <br />to warrant the transi !ion. <br /> <br /> The requested property is in an area identified for <br />industrial development by the Laed Development Guide. The <br />reasoau that this area is slated for industria~ use include <br />the ability to serve properties in the area with water and <br />sewer service, the existing and planned transportation <br />facilities, and the development of other industrial uses. <br /> <br /> There are of course concerns with any industrial <br />development that need to be addressed, especially since this <br />property will access on Stough Road. The identification of <br />Slough Road as the preliminary route for the southern leg of <br />the Westside Bypass has included it under the protection of <br />the Thoroughfare Overlay Zone, and as a result the traffic <br />impact can be mitigated. Another concern is that tho <br />property be properly buffered. Again the requirements of <br />the Zoninq Ordinance. should insure that buffering will be <br />adequate. <br /> <br /> The Staff feels that this area has changed sufficiently <br />to warrant a zoning cha~ga and recommends that this pet t loc <br />be approved. <br /> <br /> .I <br /> <br /> <br />
