STAFF ANALYSIS-PETITION 89-03 <br /> <br /> Th s zoning ~etition is be ng presented for the stated <br /> purpose of bringing the zoning of this property ~nto <br /> accordance with the land use. That land use is a gravel aha <br /> grading company that is currently allowed as a conditional <br /> use in the existing ARR zone. <br /> There are a number of factors in favor of this <br />rezoning. The property has been in heavy industrial use <br />since before the adoption 'of the Zoning Ordinance and there <br />~s good access to the 1-85/Poplar Tent ~terchange. In <br />addition, the property borders other property zoned I-2. <br /> There are also a number of factors against this <br />rezoning. All -2 uses must be considered even though the <br />rezoning is for an existing business, and without water and <br />sewer on the property this parcel is not suitab e for many <br />of the allowed I-2 uses. The property also shares a border <br />with the Freedom Acres Subdivision and is in close proximity <br />to other residentia areas. <br /> Considering a I the positive and negative factors, the <br />Planning Staff recommends that this petition be denied. The <br />gravel and grading company is currently a lowed as a <br />conditional use and by keeping it so the County wi I be <br />able to insure that the negative effec[s of this heavy <br />industrial use to the existing residential areas are <br />minimized. The ARR zoning also protects the land from future <br />uses thql may be inaporopriate considering the lack of wate- <br />and sewer services to th~ property. <br /> <br /> <br />
