conditions. Contractors being awarded multiple contracts shall agree to complete all contracts awarded simultaneous within 120 days from notice to proceed on multiple contracts. The contractor will keep job premises olean and orderly during oourse of work and comply with all safety regulations. Homeowner will be responsible for protection of all personal property such as furni- ture during course of work. The contractor shall take reasonable and prudentprecautions in protection of homeowners property during the course of renovations. Contractor will agree that no "lead based paint" will be used in any area of the subject rehabilitation. The homeowner will permit the use, at no extra cost to the con- tractor, of existing utilities necessary for completion of work. The contractor will obtain and pay for all permits and licenses necessary for completion and execution of the work and labor to be performed. The contractor will perform all work in conformance with appli- cable local codes and requirements whether or not covered by the specifications and drawings for the work. Resolution of Disputes: In the event that there is any question or dispute in respect to the interpretation or the manner of imple- mentation of this agreement or related documents, or relating to the execution and progress of the work, the parties hereto agree that the City of Concord Community Development Officer shall resolve any such dispute and such resolution shall be final and binding upon the parties. Upon learning of such a dispute, the City of Concord Community Development Officer shall provide a statement in writing resolving the dispute to each party within ten (10) days of learning of said dispute. The contractor will furnish owner and the Planning and Community Development Department satisfactory release of liens or claims for liens by subcontractors, laborers, and materials supplier. The contractor will not reassign entire contract without written consent of owner and Planning and Community Development Department. All subcontractors are to be negotiated by general contractor and costs of subcontractors are to be included in general contract agreemen%. The contractor will permit the U.S. Government or its designee to examine and inspect all rehabilitation work. The work will be guaranteed fora period of one year from the date reflected against defects in workmanship. Furthermore, the contractor Will furnish to the homeowner all warranties supplied by manufacturers of material and eq6ipment furnished under this contract. Page 2 of 3 !
