conditions. Contractors being awarded multiple contracts shall agree <br />to complete all contracts awarded simultaneous within 120 days from <br />notice to proceed on multiple contracts. <br /> <br /> The contractor will keep job premises olean and orderly during <br />oourse of work and comply with all safety regulations. Homeowner will <br />be responsible for protection of all personal property such as furni- <br />ture during course of work. The contractor shall take reasonable and <br />prudentprecautions in protection of homeowners property during the <br />course of renovations. <br /> <br /> Contractor will agree that no "lead based paint" will be used in <br />any area of the subject rehabilitation. <br /> <br /> The homeowner will permit the use, at no extra cost to the con- <br />tractor, of existing utilities necessary for completion of work. <br /> <br /> The contractor will obtain and pay for all permits and licenses <br />necessary for completion and execution of the work and labor to be <br />performed. <br /> <br /> The contractor will perform all work in conformance with appli- <br />cable local codes and requirements whether or not covered by the <br />specifications and drawings for the work. <br /> <br /> Resolution of Disputes: In the event that there is any question <br />or dispute in respect to the interpretation or the manner of imple- <br />mentation of this agreement or related documents, or relating to the <br />execution and progress of the work, the parties hereto agree that the <br />City of Concord Community Development Officer shall resolve any such <br />dispute and such resolution shall be final and binding upon the <br />parties. Upon learning of such a dispute, the City of Concord <br />Community Development Officer shall provide a statement in writing <br />resolving the dispute to each party within ten (10) days of learning <br />of said dispute. <br /> <br /> The contractor will furnish owner and the Planning and Community <br />Development Department satisfactory release of liens or claims for <br />liens by subcontractors, laborers, and materials supplier. <br /> <br /> The contractor will not reassign entire contract without written <br />consent of owner and Planning and Community Development Department. <br />All subcontractors are to be negotiated by general contractor and <br />costs of subcontractors are to be included in general contract <br />agreemen%. <br /> <br /> The contractor will permit the U.S. Government or its designee to <br />examine and inspect all rehabilitation work. <br /> <br /> The work will be guaranteed fora period of one year from the <br />date reflected against defects in workmanship. Furthermore, the <br />contractor Will furnish to the homeowner all warranties supplied by <br />manufacturers of material and eq6ipment furnished under this <br />contract. <br /> <br /> Page 2 of 3 <br /> <br /> ! <br /> <br /> <br />
