3.12-1 Watershed Overlay (WSO~ District: It is the intent of the Watershed <br /> Overlay (USO) District to protect property within watershed areas of the county <br /> ~rom encroachment by developments. <br /> <br /> 3.12-2 All lots in the following watersheds: <br /> (1) Coddle Creek <br /> <br /> (2) Dutch Buffalo Creek <br /> <br /> (3) Coldwater Creek <br /> <br /> Sllall meet the following requirements: <br /> <br /> (1) All lots within ½ mile of the hi§h water mark for the reservoir <br /> shall have a minimum square foota§e of 80,OOD square feet when <br /> served by individual wells and septic tanks. <br /> <br /> (2) All lots in the remaining area of drainage basin for the reservoirs <br /> shall have a minimum square footage of 40,~OD square feet Or meet <br /> requirements of the Cabarrus County Zoning Ordinance, whichever is <br /> more stringent, when served by individual wells or septic tanks. <br /> (3) All lots served by municipal sewer shall meet the requirements of <br /> the Cabarrus County Zoning Ordinance. <br /> <br /> 3.12-3 In addition, the following requirements shall apply to property within <br /> ~ of the high water mark for the reservoir: <br /> <br /> (1) No commercial or industrial development shall be permitted. <br /> <br /> (2) All new developments shall be limited to 6% impervious coverage. <br /> <br /> ~ (3) A ]00 foot vegetative buffer shall be maintained in its natural state <br /> on all property adjoining the reservoir, no permanent structures shall <br /> be allowed in this buffer area. <br /> <br /> (~) No industrial or Commercial hazardous material shall be used or stored <br /> in this ½ mile area. <br /> <br /> (5) For all new developments, plans submitted for approval shall include <br /> detention of the first ½ inch of runoff. <br /> <br /> 3.]2-~ For the remaining watershed areas, the following requirements shall be met: <br /> <br /> (1) For all new developments, plans submitted for approval shall include <br /> detention of tile first ½ inch of runoff. <br /> <br /> (2) A 50 foot vegetative buffer shall be maintained adjacent to all <br /> perennial streams. <br /> <br /> All proposed developments in the designated watersheds shall meet these requirements. <br /> <br /> <br />
