Area RelationshipsL North, residential; south, vacant; east, vacant; <br /> west, vacant. <br /> 2. Permitted Uses in I~1 Zone: Auto parts &Supplies, manufacturing, lumber <br /> and building material yards, sa~nills, warehousing, trucking terminal. <br /> <br /> 3. Site Plan: No site plan. <br /> Detailed Findings and Compatibility with other Ordinances and Resolutions: <br /> 1. Does not meet the intent of'the Land Development Guide. <br /> <br /> 2. The intent of the I-X zone was to allow for existing uses, not to encourage <br /> expansion of industrial areas. <br /> <br /> 3. The intent of the Land Development Guide is for residential uses not <br /> industrial uses. <br /> <br /> 4. Outside Of the Ten Year Growth Area light industrial uses are permissible as <br /> a conditional use in ARR. <br /> <br /> 5. Cold Springs Road is not adequate for the estimated 170 trips per day that <br /> 3 acres of warehouses may produce. <br /> <br /> 6. Staff recommends denial. <br /> <br /> <br />
