CABARRUS COUNTY <br /> , ~~ PLANNING DEPARTMENT <br /> Post Office Box 702 <br /> <br /> Petition 86-39 <br /> <br />Applicant Information: James Daily, Jr. <br /> <br />Present/Requested Rezoning: I-1 to A-2 <br /> <br />Purpose: For residential use <br />Location: Off Pless Road <br />Size: 4.135 acres <br /> <br />Zoning History: 8-1-85, Petition 85-39~ Planning Staff <br /> recommended denial to rezone from A-2 to I-1. <br /> Planning Board and Commissioners both approved <br /> petition (see attached page). <br /> <br />(1) Area Relationships: Surrounding property uses are industrial, residential <br /> and agricultural. <br /> <br />(2) Permitted Uses in A-2 Zone: Animal hospital, auto repair garage, cotton gins, <br /> drugstores, landfills, single-family detached. <br /> <br />{3) Site Plan: Hone <br /> <br />Detailed Findings and Compatibility with other Ordinances and Resolutions: <br /> <br />{1) Was advised last year at rezoning that existing residential uses would be <br /> non-conforming and future residential uses would not be allowed. <br /> <br />(2) A-2 consistent with surrounding uses. <br /> <br />{3) Current I-1 zone is clearly a spot zone. <br /> <br />(4) Industrial use could be allowed as conditional use in A-2 under amendment <br /> 86-01, January, 1985. <br /> <br />(5) Staff recommends entire track return to A-2 zone. <br /> <br /> <br />
