CABARRUS COUNTY
O PLANNING DEPART),tENT
· * Post Office Box 707 ·
CONCORD, NORTH CAROLINA 28025
Petition 85-39

Applicant Information: dames Daily, Or.
Present/Requested Zone: A-2 to l-1
Purpose: To expand existing vitamin business
Location: Pless Road
Size: Approximately ll. 3 acres
Zoning History: No previous zoning action has been requJsted

(1) Area Relationships: Would the proposed change reasonably relate to existing
developrent? The granting of this request would constitute spot zoning, however,
the surrounding property is sparsely populated farmland with an I-X zone
approximately ~ mile east of subject property which houses Rusty Smith's
Forklift Service.

{2) Site Plan: Not required at this time.

Detailed Findings and Compatibility with other Ordinances and Resolutions:

il) The granting of this request would definitely be spot zoning.

(2) The Planning Board may wish for the staff to look into a performance zoning
standard for the rural sections of the county, since this is the second request
similar in nature within a two month period.

(3) Some uses permitted in the I-I zone: Cabinet making, woodworking and up-
holstery shops, building contractor storage yards, bottling works, machine
welding shops, nurseries, greenhouses and truck gardens.

{6) Planning Staff recommends denial of this request. We feel that the A-2 zone
should be changed to accommodate such uses with performance zoning Standards.
