(3) Building Height Limit: Fifty feet. <br /> <br />(4) Lot Coverage: The maximum lot coverage by total impervious surfaces <br /> such as roof tops, paving, walkways, etc., shall be thirty (30%) <br /> percent of the lot area. Maximum lot coverage may be increased to <br /> forty (40%) percent if additional runoff (above 30%) is compensated <br /> for by on-site detention or retention measures. <br /> <br />(5) Yards: <br /> <br /> 1. Required front yard. <br /> <br /> a. One hundred feet from base setback line of the right-of-way <br /> of an Interstate or other highway. <br /> <br /> b. Fifty feet from the edge of the right-of-way of an access <br /> road if access points are onto an access road. <br /> <br /> c. If an access road (frontage road) runs parallel to an Interstate <br /> or other major highway on or in proximity to the right-of-way, <br /> then the requirement which results in greater yard depth (not to <br /> exceed 100 feet from the right-of-way) shall control. <br /> <br /> 2. Rear and side yard requirements. <br /> <br /> a. Minimum depth of rear yard - 50 feet; but 1BO feet from the <br /> edge of the right-of-way when a rear yard is adjacent to an <br /> Interstate or other highway. <br /> <br /> b. Minimum width of side yard - 50 feet; but 100 feet on the side <br /> adjacent to an Interstate or other highway. <br /> <br /> 3. Permitted yard usage. <br /> <br /> a. Boundary fences, gates and security stations may be located in <br /> any required yard. <br /> <br /> b. Parking and loading shall not be permitted in any required <br /> front yard or within 10D feet from the edge of the right-of-way <br /> of a special highway, or in any corner side yard, or within <br /> fifty (50) feet of any interior lot line. <br /> <br /> 4. Special Uses. Outdoor storage and/or display, accessory buildings <br /> and uses, and the dispensing of goods and services shall not be <br /> permitted in any required yard. Except that an accessory residence <br /> may be rebuilt in front yard setback where old structure existed. <br /> <br /> Those portions of the front, rear, side or corner side yards that are <br /> not devoted to the uses, buildings and structures that are permitted <br /> within this section shall be left in a naturally wooded state or <br /> landscaped in accordance with the regulations as set forth below. <br /> <br />(6) Landscaping and Buffering. <br /> <br /> 1.
