Hinson, Jr. <br /> Present/Requested Rezoning: C-1 to C-3 <br /> Purpose: Auto Sales and Repairs <br /> Location: Corner of Lane Street and Wright Avenue <br /> Size: 1OD x 200 <br /> <br /> Zoning History: November 4, 1982, the Commissioners on <br /> Petition 82-17, Grace Allmon Pierce, voted <br /> to deny that this tract on the corner of <br /> Wright Avenue and Lane Street be zoned C-3. <br /> The reason was to preserve the neighborhood <br /> commercial development. <br /> <br /> March 5, 19Bq, the Commissioners on Petition Sq-O1, <br /> Mr. & Mrs. Herman Childers, voted to deny that <br /> this tract on the corner of Wright Avenue and <br /> Lane Street be rezoned C-3. The reason vtas the <br /> same as above. <br /> <br /> (1) Area Relationships: Surrounding property is used for connercial and <br /> residential purposes. <br /> <br /> (2) Permitted Uses In C-3 Zone: Auto repair garage, bank, barber shop, <br /> discotheques, floral shops, machine welding shops. <br /> <br /> (3) Site Plan: None <br /> <br /> Detailed Findiogs and Compatibility with other Ordinances and Resolutions: <br /> <br /> (1) Due to past zoning history, this is basically the same request as was denied <br /> twice previously. <br /> <br /> (2) Kannapolis Land Development Plan slates this area as a neighborhood servicing <br /> business district which is comparable to county's £-1. <br /> <br /> {3) Kannapolis Planning Board recommended denial of this petition. <br /> <br /> (4) Staff recommeds denial. <br /> <br /> <br />
