and that sufficient areas of natural buffer remain so that the <br /> proposed use will be visually in harmony with the natural wooded <br /> character of the area. Removing or denuding of natural forest <br /> vegetation along Interstate Highways or other major arteries and <br /> within the State's right-of-way is strongly discouraged. <br /> <br /> 2. Buffering requirements. <br /> <br /> a. A minimum of 100 feet of natural buffer area or its planted <br /> equivalent shall be preserved from the edge of the base setback <br /> of an Interstate or other highway. The Planning BOard shall <br /> determine the vegetative composition of the planted equivalent <br /> buffer area. <br /> <br /> b. A minimum of 50 feet of natural buffer area shall be preserved <br /> along interior side and rear lot lines. <br /> <br /> 3. Landscaping. All required yards shall either be landscaped or be <br /> left in a naturally wooded state. <br /> <br /> 4. Screenin9 and fencing. The Board of Convnissioners, may require <br /> additional screening, fencing or natural buffer area to be provided <br /> in all or any part of those tracts where there is outdoor storage, <br /> outdoor recreation, accessory building(s), parking, or where any <br /> portion of, a:use~or-accesso~y use. may be visible from-the-Interstate <br /> or other highway or-from adjacent uses; <br /> <br />{7) Ingress andEgress. <br /> <br /> 1. All points of ingress and egress shall be-paved'fromthe' road through- <br /> the required yard area. <br /> <br /> a. For lots' having more than §OOL~eet::of frontage:on a highway, <br /> points of_-ingress and egress'shal]Lbe no closer than 5DD linear feet. <br /> <br /> b. For a lot having less than 50D feet of frontage on a highway, <br /> only one point of ingress or egress onto that highway shall <br /> be allowed. <br /> <br /> c. Ingress to and egress from a corner lot shall be limited to the <br /> more minor thoroughfare and may be prohibited within two <br /> hundred (200) feet from the intersection of the Interstate or <br /> other highway. Ingress to and egress from reverse frontage <br /> lots shall be limited to the more minor thoroughfare. <br /> <br /> d. No restrictions are placed upon the number of points of ingress <br /> and egress between a lot or lots and a private access or reverse <br /> frontage road. If such roads are dedicated to the public, the <br /> n~nber of points of ingress and egress which are allowed shall <br /> be determined by the governmental agency or body having the <br /> authority to accept the road, and a minimum distance between <br /> such points should be no less than 200 feet whenever possible. <br /> <br />(8) Parking and Loading. <br /> <br /> Parking areas of sufficient size to provide parking for patrons, customers, <br /> suppliers, visitors and employees shall be provided on the premises for <br /> <br /> <br />
