Section Vi. ~.:inimum Standards for Ventilation <br /> <br /> (a) General. Every habitable room Shall have at least <br /> one windo:.~ or skylight facing directly to the out- <br /> doors unless approved by the Housing Inspector. <br /> <br /> (b) Habitable Rooms. Every habitable room shall have at <br /> least one window or skylight ~hich can easily be opened, <br /> or such other device, such as air cop. ditioaing, as will <br /> adequately ventilate the room. <br /> <br /> (c) BathrOom and Water Closet Rooms~ Every bathroom and <br /> ~.,ater closet room shall comply with the light and <br /> ventilation .requirements for habitable rooms excep~ <br /> than no window or skylight shall be required in <br /> adequately ventilated bathrooms and ~..;ater c!osen rooms <br /> equipped with~ an approved ventilation system. <br /> <br />Section Vii. Minimum Standards for Soace, Use and Location. <br /> <br /> (a) Room Sizes. Every dwelling unit shall contain at least <br /> the m~-~imum room size in each habitable room as required <br /> by the State Residential Building Code. <br /> <br /> Every dwelling unit shall contain at least one hundred <br /> and fifty (150) square feet of habitable floor area <br /> for the first occupant, at least one hundred (100) <br /> square feet of additional habitable area for each of <br /> the next three occupants, and at least seventy-five <br /> (75) square feet of additional habitable floor area <br /> for each additional occupant. Under this requirement~ <br /> a family of four (4) persons would need four hundred <br /> and fifty (450) square feet of habitable floor area <br /> or the equivalent of a 20 foot by 25 foot dwelling <br /> unit. <br /> <br /> In every dwelling unit and in every rooming unit, <br /> every room occupied for sleeping purposes by one <br /> occupant shall contain at least seventy (70) square <br /> feet of floor area, and every room occupied for <br /> sleeping purposes by more than one occupant shall <br /> contain at least fifty (50). square feet of floor area <br /> for each occupant twelve (12) years of age and older <br /> and at least thirty-five (35) square feet of floor <br /> area for each occupant under twelve (].2) years of age. <br /> <br /> (b) Cellar. No c-~il'ar shall be used for living purposes. <br /> <br /> (c) Basements. ~o base~',~ent shal~_ be used for ~,-x,~g ~ ~' "' purposes <br /> unless: <br /> <br /> (1) The floor and wails are substantially watertight; <br /> <br /> (2) Every habitable room shall hax.~e at least one (1) <br /> window facing directly to the outdoors which can <br /> be easily opened.
