in said land in fee simple, with general warranty and free from encumbrances, upon the payment by said party of the second part of the purchase price in the sum and manner.above set out. III. In the event the party of the second part fails to purchase the entire undivided interest in said property in the manner herein specified, the parties of the first part shall have the'right and option to purchase from the party of the second part all interest which the party of the second part has acquired in the property from the' parties of the first part upon payment to the party of the second part of the total amount of money received by the parties of the first part, with interest thereon at the rate of six per cent (6%) per annum. Thi~ Option to Purchase said property by the parties of the first part from the party of the second part shall expire on t~e first' day of April, 1970. IV. The party of the second part shall have possession of the entire property from the date of this instrument, and shall receive all rents therefrom; and shall pay all expenses of the property and all taxes chargeable against it. The parties of the first part shall have the right of repossession only in case the party of the second part fails to purchase the entire interest in the property under this Option.
