in said land in fee simple, with general warranty and <br /> free from encumbrances, upon the payment by said party <br /> of the second part of the purchase price in the sum and <br /> manner.above set out. <br /> <br /> III. <br /> <br /> In the event the party of the second part fails <br /> <br /> to purchase the entire undivided interest in said property <br /> in the manner herein specified, the parties of the first <br /> part shall have the'right and option to purchase from the <br /> party of the second part all interest which the party of <br /> the second part has acquired in the property from the' <br /> parties of the first part upon payment to the party of <br /> the second part of the total amount of money received by <br /> the parties of the first part, with interest thereon at <br /> <br /> the rate of six per cent (6%) per annum.
